How we handle your data

This policy explains how Radix Realty ("we", "us") collects, uses and protects your personal data when you use the Lavish Living website (lavishlivinghome.com) and the Lavish Living iOS app. Lavish Living (Lavish Living Homes) is a brand of Radix Realty. We are the data fiduciary for your personal data under India's Digital Personal Data Protection Act, 2023 (DPDP Act) and the rules made under it.

1. Who we are

We help people explore residential projects and arrange site visits. We are not the developer or seller of the projects listed. We do not receive any payment from developers, either for listing their projects or for passing on enquiries.

2. What we collect, and where it comes from

  • Enquiries and site-visit requests (forms, WhatsApp, phone): your name, phone number, optional email, the project you asked about, your message, and the day and time you would like to visit.
  • Your requirements (optional questionnaire): property type, bedrooms, budget, preferred areas, timeline and purpose.
  • Account (optional): if you sign in with Apple, Google or your phone number, we receive your name, email address or phone number and a sign-in identifier from that service. With Sign in with Apple you may choose to hide your email.
  • Chats with Kabir, our AI assistant: the messages you type and the city you are browsing.
  • Places you enter for commute times (app): the address of your office or school. This is used on your device with Apple Maps to work out travel times. It is not sent to us.
  • Location (app, only if you allow it): used on your device to show homes near you. We do not store or share it.
  • On your device only (app): saved homes, compare lists, booked visits, price-alert settings and recently viewed homes. These stay on your phone unless you sign in to sync them.
  • Website usage: pages viewed, approximate location from your IP address, device and browser type, through Google Analytics, and through Google AdSense where advertising is shown. These use cookies, subject to your consent choices.

3. Why we use it (purpose and legal basis)

We use your data only for the purposes below. The legal basis is your consent, which you give when you send an enquiry, book a visit, sign in, chat with Kabir or accept cookies. Some processing is also needed to keep the service secure.

  • To respond to your enquiry and arrange site visits, prices and brochures. Our advisors may call or message you on WhatsApp, and the first call may be made by an automated voice assistant acting for us.
  • To show homes that match your requirements and keep your account and saved homes in sync.
  • To answer your questions through Kabir.
  • To understand how the website is used, and to improve it.
  • To prevent spam and abuse, and to meet legal obligations.

We do not sell your personal data, and we do not use it for automated decisions that have legal effects on you.

4. Who we share it with

  • The developer of the project you ask about. When you send an enquiry or request a visit, we share your name, phone number and requirements with that project's developer, only so they can arrange your visit and give you prices. We tell you this on the form before you send it.
  • Service providers who process data for us under contract:
    • Google (Firebase Authentication, Cloud Firestore, Cloud Functions; Gemini for Kabir; Analytics; AdSense);
    • Apple (Sign in with Apple, Apple Maps on your device);
    • Make.com (Celonis), which passes enquiries into our customer records;
    • our automated calling provider;
    • WhatsApp (Meta), when you message us there;
    • Hostinger (email and legacy web hosting).
  • Authorities, when the law requires it.

5. Kabir, our AI assistant

Kabir is an AI assistant. Before your first message, the app asks for your consent. Your messages and the city you are browsing are then sent to Google Gemini (Google LLC) to generate replies. Please do not share sensitive personal information in the chat. Kabir's answers are general information. They are not financial, legal or investment advice, and they may be inaccurate.

6. Where your data is stored

Our service providers store data on servers in India and in other countries, including the United States and the European Union. When data leaves India, we use providers bound by contractual safeguards, and we follow any restrictions notified by the Government of India.

7. How long we keep it

  • Enquiry and site-visit records: up to 3 years after our last contact with you, unless you ask us to delete them sooner.
  • Account data: until you delete your account.
  • Kabir chats: if you are signed in, your last 60 messages are saved to your account. They are kept until you delete your account. If you are not signed in, they are kept only on your device. Google processes messages under its Gemini API terms.
  • Website analytics: under the retention period set in Google Analytics (no more than 14 months).

8. Your rights

Under the DPDP Act you can:

  • ask what personal data we hold about you, and who we have shared it with;
  • correct or update it;
  • have it erased;
  • withdraw your consent at any time (this does not affect what was done before);
  • nominate someone to exercise these rights for you;
  • raise a grievance with us.

Email info@radixrealty.co.in with your request. To stop calls or WhatsApp messages, reply "STOP" on WhatsApp or tell the advisor who calls you.

9. Deleting your account and data

In the app, go to You → Delete account. This deletes your account, your saved requirements and your sign-in straight away. If you signed in with Apple, we also revoke the app's access to your Apple ID.

Enquiries you have already sent are kept so our advisors can follow up. To delete them too, email info@radixrealty.co.in from the email address or phone number you used, and we will do it within 30 days. Website-only users can make the same request by email. See also how to delete your data.

We acknowledge grievances within 48 hours and aim to resolve them within 30 days. If you are not satisfied with our response, you may complain to the Data Protection Board of India.

11. Children

Our services are meant for adults buying property. We do not knowingly collect personal data from anyone under 18. If you believe a child has given us their data, contact us and we will delete it.

12. Security

Data is encrypted in transit (HTTPS). Access is limited to staff and providers who need it, and sign-in is handled by Apple, Google and Firebase. No system is perfectly secure. If a breach affects your personal data, we will inform you and the Data Protection Board as the law requires.

13. Cookies

The website uses essential storage (for example, your saved homes in your browser) and, with your consent, analytics and advertising cookies from Google. You can change your choice at any time from the cookie banner or your browser settings. The iOS app does not use advertising or tracking.

14. Changes to this policy

We will post any changes here and update the date at the top. If a change is significant, we will tell you in the app or by message before it takes effect.
