These terms govern your use of the Lavish Living website (lavishlivinghome.com), the Lavish Living iOS app and our property advisory services. Lavish Living (Lavish Living Homes) is a brand of Radix Realty, No. 205, 2nd Floor, Arcade at Brigade Orchards, Devanahalli, Bengaluru, Karnataka 562110 ("we", "us"), a real estate agent registered with Karnataka RERA under PRM/KA/RERA/1251/310/AG/221122/003256. By using the website or app, you agree to these terms.
1. What we do
We help you explore residential projects, compare them, and arrange site visits and conversations with developers. We are not the developer, seller or builder of the projects listed. We do not receive any payment from developers for listing projects or for passing on enquiries. Using the website or app does not create a brokerage or agency contract. Any such arrangement would be a separate written agreement.
2. Property information is indicative
Prices, sizes, configurations, availability, amenities, possession dates, RERA details and images come from developers and public sources. They are indicative only and may change without notice. Images may be artist's impressions. Always check every detail, approval and RERA registration directly with the developer and on the official state RERA portal before you pay anything.
3. No offer, advice or guarantee
Nothing on the website or in the app is a binding offer, a promise of price or availability, or financial, legal, tax or investment advice. Calculators (EMI, true cost) give estimates only. Commute times and nearby places come from Apple Maps and are approximate. You make any purchase decision at your own discretion, after your own checks.
4. Kabir, the AI assistant
Kabir is an AI assistant powered by Google Gemini. Its answers are generated automatically. They are general information and may be inaccurate or incomplete. Don't rely on them without checking, and don't share sensitive personal information in the chat.
5. Enquiries, visits and communication
When you send an enquiry or request a site visit, you agree that we may contact you by phone or WhatsApp about it, that the first call may be an automated voice assistant, and that we may share your name, phone number and requirements with that project's developer to arrange visits and prices. A visit you request in the app is a request. An advisor confirms it with you. You can ask us to stop contacting you at any time (reply "STOP" on WhatsApp or tell the advisor).
6. Your account
An account is optional. Keep your sign-in secure. You can delete your account at any time in the app (You → Delete account) or by emailing us. See the Privacy Policy for what is deleted.
7. Acceptable use
Don't misuse the service. That means: no false enquiries or other people's phone numbers, no scraping or automated access, no attempts to break security, and no unlawful, abusive or misleading content. We have zero tolerance for objectionable content or abusive behaviour, and may block access without notice.
8. Intellectual property
Our text, curation, design and the Lavish Living brand belong to Radix Realty. Developer names, logos, images and brochures belong to their respective owners and are shown to identify their projects.
9. Third-party services and links
We link to and use third-party services: developer websites, state RERA portals, Apple Maps, WhatsApp, and Google and Apple sign-in. Their own terms apply, and we are not responsible for their content.
10. Limitation of liability
To the extent the law allows, Radix Realty is not liable for any loss arising from reliance on information on the website or app, from your dealings with developers, or from using the service. Nothing in these terms limits liability that cannot be limited by law.
11. Changes
We may update these terms. We will post changes here and update the date above.
12. Governing law
These terms are governed by the laws of India. The courts of Bengaluru, Karnataka have exclusive jurisdiction.
